What Should I Expect When My Home is Listed For Sale?

After you have committed to listing your home for sale, you may be wondering - what happens next?  Your listing agent should be handling the marketing of your property but as far as showings and previews from buyers there are a few things that you should know.

1)  Be Flexible!  Make accessing your home for potential buyers easy.  Most buyers will be viewing homes when it is likely inconvenient for you (ie: weekends, holidays, and evenings when people are off from work).  The easier you make it the more showings and potential buyers you will have.

2)  Try to leave the house during a showing.  This is not always possible, but it makes the buyer feel more comfortable if they can look without the homeowner there.  If you have to be in the home, do not crowd the buyer or follow them around.

3)  Silence is golden!  Unless asked a question, try not to talk to the buyer or the agent viewing the home.  You may also want to turn off television sets and radios so that the agent and buyer can talk without having to raise their voices over the noise.  It will also give a more serene, calm feel to the home.

4)  Leave pets crated or tied up outside during showings.  Not all buyers will be pleased that you have a pet.  Try not to remind them of this fact and keep pets out of sight as well as their toys, food, water, etc.

5)  This is not a social call.  Be courteous and friendly, but don’t try to converse with the buyer or their agent. 

6)  Be humble.  You are still living in your home and although it is best to keep things neat as a pin, there will be times when it is not perfect.  Don’t apologize for the appearance, but if something is out of the ordinary, just give a heads up to the agent when he/she calls for the appointment.  If any negative comments are made, don’t say a word, but the let the agent handle it.

7)  Don’t try to sell off your belongings with the home.  This could discourage the buyer from writing an offer or worse make them think you are desperate to sell.

8)  Let the professionals do the negotiating.  Try not to work a deal without your agent.  One of the most important jobs of an agent is negotiating the sale.  They are trained and experienced in dealing with other agents to get you the best deal possible and have your best interest in mind.  Let your agent negotiate for you and refer the agent or client back to your Realtor for making a deal.
