What Did That Home Sell For?

Like it or not, what a neighbors home sells for often has an influence on the price you can get for your own home.  In today's world, buyer's are more educated on comparables (what homes sold for in the neighborhood) and what they know they can get for a home of a compareable nature.  Even if your home is the best in the neighborhood with all the upgrades, it is often influenced by the neighborhood's value.  Knowing what your neighbor sold for will give you a realistic expectation of what you can expect for your own home.  Having upgrades and sprucing your home to its fullest potential will help you gather top dollar and help you with a quicker sale.  Just be aware that community home prices immediately surrounding your home and in some markets even a little beyond your neighborhood can have a direct influence on the type of offers you can expect.

Only a few short years ago, even Real Estate Agents did not know what a short sale was!  My, how things have changed... 

Banks have estimated that the majority of short sales will have been processed by 2014.  More than 1 in 4 of all homes are now backed my mortgages that are worth more than the collateral that secures them: the homes themselves!
