Multiple Offers

Sometimes, sellers can have multiple offers come in at once. Often this happens during a seller’s market but it can happen anytime when a great home has been listed at the right price. Although considered a positive for the seller, it can be a little overwhelming.  Your Realtor will help you sort through the good, bad, and ugly. The most obvious item you will want to know is the price of each offer, however sometimes the highest priced offer is not always the best offer.  You will want to look at the other terms of the offer as well.   Is it a clean offer without a lot of requirements?  Any contingencies that would affect the sale and are they reasonable (ie: financing)?  Do the buyers need to sell before they can buy? Is the move and settlement date reasonable?Is it reasonable to assume the buyer will qualify fully for the loan or might there be some question?

Experienced Realtors know what to look for in the offers that would appear as red flags.  It is ultimately your decision about the offer you choose to accept with your comfort level, but an experienced well-qualified professional is there to guide you through the confusion and give you the facts in a straight-forward manner.
