When is it Time to Sell? 

Sometimes the need for a move is an obvious one. You may be relocating because of a job transfer or job change, or your family has outgrown your present home.  Other times, you may need to weigh your options on moving because it is an optional decision.  In either situation, it is helpful to have a healthy understanding of your circumstances and goals before you make the move.  If you decide that a move is necessary, what should you consider before listing your present home for sale?  Some questions to consider:What is my home worth?Do I have enough equity to make the purchase I need to make?

When do I need to sell and how aggressively do I need to price my home?

What are my future needs and goals? 

Have I figured out my financing for the purchase of my next home?

Have I researched my options for my new neighborhood, schools, local conveniences, proximity to job, etc.?

Only a few short years ago, even Real Estate Agents did not know what a short sale was!  My, how things have changed... 

Banks have estimated that the majority of short sales will have been processed by 2014.  More than 1 in 4 of all homes are now backed my mortgages that are worth more than the collateral that secures them: the homes themselves!
