Why Do I Need a Realtor?

As a buyer, you have absolutely nothing to lose and a lot to gain by using a Realtor to show you homes and help you negotiate offers.  Generally, the buyer agent is paid through the proceeds of a sale of a home by the seller.  Generally they buyer does not pay a Realtor when they purchase.

Additionally, Realtors have access to what is known as the MLS or Multiple Listing Service.  This is a database that Realtors use to list properties.  The general public does not have access to this data with all the content or how it is organized for the Realtors.  Many MLS’s around the country have a scaled-down version for the public, but it doesn’t give sufficient data for you to view the home on your own.  Most sellers require that you view a home with a Realtor for safety and security reasons.  Likewise, you will want an experienced Realtor looking out for your interests as well not only in the home search, but also in the negotiating phase.  The selling agent has the sellers interest in mind, while the buyer agent has the buyer’s best interest at heart.

Experienced Realtors are also savvy in to helping you understand the marketplace, whether a home is priced appropriately for a neighborhood, will help you negotiate a fair price, and give professional advice on potential pitfalls or advantages of the purchase.
