The Day of Settlement

Assuming that everything is completed for your transaction, settlement should be as simple as signing a few papers and making a payment for the home.  If this is your first time closing on a home, here are a few things you should know:

1)  Each signer must bring a photo ID (driver’s license or current passport)

2)  Certified funds and a checkbook (just in case the amount varies at the last minute, you can write a check to offset the difference – if it is a small amount)

As the buyer, you should be aware that you have several more papers to sign than the seller.  So you will take much longer and should plan for at least 2 hours maybe more.  In most settlements, the buyer can expect to receive all keys at the table unless arrangements have been made in advance for the seller to turn them in at another time.  Once the papers have been signed and payments made, the home is officially yours and you can begin moving your possessions in.
