Find a Knowledgeable Realtor!

You have certainly heard it said that a home is one of life’s biggest investments.  It is also a very emotional and personal decision that you are making.  So how do you go about choosing a Realtor that will help you find the perfect home? 

First of all, you should consider interviewing several Realtors to determine the best fit for you.  Some questions you should ask are:

1)  How long have you been selling real estate?

2)  How many homes have you sold in my area?

3)  What educational and professional designations have you achieved?

4)  How familiar are you with the local area?  How long have you lived here yourself?

5)  Do you have a personal assistant or team to help when you are unavailable?

6)  Do you help facilitate the settlement process and keep us informed as to what we need to do next?  And how do you plan to do this?

7)  Do you help us with finding reputable contractors even after the purchase to help us maintain our home?  How available are you after our home purchase if we have questions?

Once, you have been satisfied the with responses to your questions, you should consider signing an agreement with that Realtor to help you find your home.  This is important because if you go looking for homes on your own, the listing agent of a home you identify as a home to place an offer may try to take you as his client and then you may lose sufficient representation.  The law states that the listing agent is required to represent the seller and can only administer “ministerial acts” to a buyer purchasing one of his homes.  This means his loyalties are NOT to you in the negotiations, but the seller.
